Banking in Tenerife

A Spanish bank account is usually necessary in order to buy your Tenerife property. We can advise you on the best Tenerife bank to suit your needs and will even accompany you to the nearest local branch to assist you with the opening of the account.

NIE number

Although recent legislation has made it unnecessary to obtain an NIE for anyone from the UK or EU countries, those buying property in Tenerife are still advised to do so for tax and financial reasons. If needed, a Spanish speaking representative from Lupain will accompany you to the local Police Station and assist in filling out the necessary documents.

Property inspection visits to Tenerife

Lupain can arrange special inspection visits to help in finding the property you really want. We have accommodation in Playa De Las Americas, at a typical upmarket holiday complex. Alternatively, if you really want to “chill out” and would prefer a more personal touch, we have a small number of units available in the fishing village of Los Cristianos.
Inspection visits can be arranged for 3, 4 or 7 nights and special rates are arranged for this type of visit.

Searching for your ideal Tenerife property

Whether you are looking for residential or business property in Tenerife, you must eventually inspect properties of interest. Lupain guarantees that we will be most diligent in recommending only those properties for inspection that fulfil your specific requirements.

You will not be subjected to an endless tour of properties that are unaffordable or in a location that doesn’t suit your needs. You can also be sure that the property description and photographs you can see online and in the Lupain office, are clear and accurate representations of properties for sale in Tenerife.

Tenerife Law and Legislation

If you already own a house in the UK, you may find the legal requirements before taking possession of your new property in Tenerife a little more complicated than those you dealt with in Britain. Lupain will guide you through the process, undertaking all property searches and drawing up all legal documents on your behalf. This will save you time and money on lawyer’s fees. Once all the documents are complete you are welcome to have them checked out at your own convenience.

Debt Search

In Spain debts are passed on with a property to the new owner. This can be something as simple as an outstanding water or telephone bill to an unpaid invoice from a builder for extensive repairs. To prevent any unpleasant surprises, Lupain will do a search through the central debt register to ensure that the property carries no excess debt.

Title Deeds

A Spanish Escritura, the equivalent of title deeds in the U.K., is a more complicated business than similar documents in other E.C. countries. The document consists of several pages and contains details of the property including number of bedrooms and bathrooms, the size in square metres of each room and any terrace, garage or garden space. It also contains the names and ID numbers of both seller and buyer and the purchase price.
 
It is critical that this important document is drawn up correctly. The preperation of the escritura is included in Lupain's comprehensive services.

Translations

Once living in Tenerife you may be surprised at the snowstorm of paperwork you have to deal with. Most of it will be in Spanish and all of it has to be treated with respect. In Tenerife you must guard all documents, bills and official letters very carefully. So, just what is that letter from UNELCO and what is this notice from the Community of Owners all about? Just come to our office in Los Cristianos and one of our Spanish-speaking staff will be more than happy to translate for you.

Address in Tenerife

If you are not going to be spending much time in Tenerife you may wish to use our postal address service. With your mail being delivered to the Lupain office, you need not worry about unpaid bills mounting up or official notices getting ignored.
